I was instructed to advise the owner of this premier education business on the best strategy to sell the operational property assets to enable investment in the business and protect it over the long term. 

Knight Frank won the agent competition, organised by me, to be my joint agent.

The opportunity offered circa 20,000 sq ft with new long leases at a guide price of in excess of £20 million.

Following my introduction of a confidential overseas investor the acquisition was completed. The Prime Central London investment market is highly competive with significant international demand.

There are few relevant rental comparisons, so the strength of the business, backed up by the alternative use potential, was critical to secure the correct rent and best deal. 

The process required detailed knowledge of the market, alternative use values and planning potential. A proper understanding of the business and its ability to pay rent and thrive in the long term was also essential.
