I was instructed by Schroders to secure a joint venture residential development partner for their 20 acre Hackbridge scheme. I acted in partnership with Savills to market the land and negotiated a build licence with Barratt Developments plc. The sale structure allowed the vendor to receive minimum financial targets, whilst retaining partial control of the development and a share in sales inflation. The reported base price wa £59 million.

Hackbridge is one of the new major housing projects in South West London. It will create reasonably priced residential accommodation with community facilities (supermarket, doctors surgery, care home, nursery and offices) for families, 30 minutes by train from Central London.

With concerns over pricing of the Central London housing market developers have been focusing on more affordable housing sites further out in the London ‘donut’, such as Hackbridge.
