"Funding for speculative residential development is rarely simple. It was my strong understanding of the client that helped me spot the right solution for them at the time."

I introduced a Hong Kong based buyer to purchase 121 private flats in this prestigious development close to London Bridge. The purchase agreement allowed a partial forward funding and forward sale structure at a price of circa £40M. 

The development is a £47M Public Private Partnership between the London Borough of Lewisham and U&I plc. In addition to The Tinderbox (the subject building), a new 8 storey apartment block and refurbishment of St Pauls House, the scheme has created a new public piazza and market place, 14 railway arches (to be let to creative start up businesses), 7 other commercial units and two restaurants. 

At the heart of the project was the restoration and creative incorporation of the Grade II listed ‘carriage ramp’, London’s oldest railway structure. It was originally built to convey road carriages and wagons up to the railway. 

The scheme is situated at the bottom of Deptford High Street, in what was a neglected neighbourhood of London. The tremendous vision and creative talent of the Council and developers has created a superb new place which will be a magnet for people to live, meet, work and create for decades to come.
