“It became clear that to achieve a successful sale, for my client and secure the right new owner for the landlord, terms of the lease needed to be changed.”

I was instructed by an established client to propose and effect a sale strategy for Eynsham Hall Hotel in Oxfordshire.  Contracts were exchanged within 2 weeks of heads of terms.

The Times reported that the hotel sold “in a deal estimated to be worth up to £10 million.”

The hotel had failed to sell when offered previously by an established and specialist hotel agency. I reviewed the previous marketing, the business and the long lease. It became clear that the hotel had fantastic potential to be developed into a world class hotel. However the lease terms were not appropriate to encourage development on a viable commerial basis.

In tandem with the vendors management we worked with the Landlord’s advisors to agree a deed of variation to the lease terms.

We instructed a marketing agency to produce the best possible brochure highlighting the quality of the asset and its superb location.

I also advised on the best specialist agent to work with me to market the hotel on the open market both in the UK and specifically in the Far East. Christie & co were subsequently appointed.

We worked hard with the management team to ensure that a full data room of information was available to bidders and the lawyers were primed to be in a position to secure a fast exchange of contracts, searches were applied for upfront and a draft certificate of title produced.
